He continues to explain that these graphics are only possible due to the new advances in PC computer technology. John advises some gamers to consider upgrading their hardware to ensure that the games are fully playable at their optimum graphics level.

John admits to being pumped about the new announcements. He mentions that he is delighted to see that PC gaming is finally back in the publics eye, after so many years of being overshadowed by the myriad of consoles that have been released to the market.

No idiot can even attempt to say that consoles look just as good and naturally, Sony and Microsoft will have to release their PS4s and Xbox 540s or whatever stupid name they come up with he adds.

MN Historical Society ?Scrapbooks? ? Irish Genealogical Society ...

It?s always valuable to review your complete family history file, to go back to the beginning and see if there might be a clue?that escaped you.

When I?started researching?my husband?s Irish ancestors, I had?little more than?the names of his paternal grandparents. Census records for 1870 and 1880 were initially more puzzling than helpful.?Family lore indicated?Hickey ancestors?lived and worked in Minneapolis. When I found?Hickey farm families in Waseca County in 1870 and 1880, I thought I?d tracked the wrong family. Certainly there were some of the usual first names ? James, Michael, William, Patrick ? but those were frequently found in Irish families of that period.??Bartholomew Hickey??seemed an unlikely relative.

One?day at the Minnesota Historical Society Library, I stopped by the card catalog.? Looking?under ?Hickey?, I again?encountered the name ?Bartholomew?. The card referred to ?MHS Scrapbook Vol. 11?.? ?Well,? I said to myself, ?I don?t know what that means, but it doesn?t matter. I don?t think?Bartholomew is part of?our family.??

Months passed before I?confirmed?Bartholomew was, in fact,?a brother of Patrick Hickey, my husband?s great-grandfather. More months passed before I?happened again on?my note about the MHS Scrapbook. When I next visited the library, I asked about this resource and was told where to find the microfilmed records. Imagine my surprise and delight when I found?Bartholomew?s obituary provided details about the Hickey?s county of origin in Ireland (Tipperary) and?where they settled before coming to Minnesota (Oneida County, NY and Janesville, WI).

I recently stopped to reconsider that important discovery. I contacted the MHS Library and learned a little more about their ?scrapbooks?.? The Minnesota Historical Society collected newspaper clippings of obituaries and other news articles?from 1861 to 1922. These clippings ultimately filled 83 volumes and were?later converted to 27 reels of microfilm. In addition, there are two reels of indexes. ?

I think it might be interesting to go back to the library and take a look at those indexes.??Library personnel told me the MHS Scrapbook microfilm, including the indexes, can be requested through Inter-library loan.??

According to reports the childhood performer has struck yet another car causing an accident.   This time a woman by the name of Kisa is stating that Bynes hit her Toyota Corolla on Venture Boulevard just days ago.? Drought could pinch world's poor, says think tank IFPRI

WASHINGTON (Reuters) - Drought in the U.S. farm belt may result in higher prices for poor people around the world, according to the head of an agricultural think tank who on Monday also recommended a halt to ethanol production from corn.

Shenggen Fan, director general of the International Food Policy Research Institute, said the global spike in food prices in 2008 showed how poor crops and tight supplies have wide impact. IFPRI is the analytical arm of a coalition of agricultural research facilities.

Fan suggested six steps to rein in prices and head off out-of-control prices caused by this year's drought.

More than 60 percent of the continental United States, including prime grain territory, is under moderate to exceptional drought. The Agriculture Department was scheduled to make its first estimate of the fall harvest on Friday. Some private analysts say the corn crop could be the smallest in a decade.

"Food crop demand for biofuels, particularly in the United States and European Union must be cut substantially, as should mandates for ethanol content in fuel, to help relieve the pressures on both domestic and global food markets," Fan said in a release.

Ethanol production accounts for about 40 percent of the U.S. corn crop.

He also urged nations to avoid export bans, to be ready to use their stockpiles to address food emergencies, and continued aid to expand food production in developing countries.

The United States is often the world's largest exporter of corn, wheat and soybeans, so this year's drought would be felt among its overseas customers as well as at home, where food prices are forecast to rise. For example, Mexico and Egypt are among the four largest buyers of U.S. corn, said Fan.

"Poor and vulnerable groups in developing countries are hard hit by high and volatile prices of the agricultural commodities they depend on for their primary daily caloric intake," Fan said. "As experienced during the 2007-08 global food price crisis, price movements in domestic markets can have significant impacts on global markets, and vice versa."

World food prices fell for the past three months and are 15.4 percent below the record set in February 2011 on a price index calculated by the U.N. Food and Agriculture Organization. The FAO was scheduled to update the index on Thursday. FAO said deteriorating U.S. crop prospects bolstered grain prices in late June.

Lease Negotiation is Essential When Starting a Coffee Shop ...

So you are starting a coffee shop.  Before you sign any lease, be sure you read it.  You will be amazed how ???boiler plate? most commercial leases are.  Try to do everything you can to get what you want in your lease.  That is, things that will benefit you and your business first.  Most leases usually benefit the landlord, not the tenant.  However, if you do not feel that you can negotiate your own lease consider a commercial real estate attorney or an experienced commercial realtor.

Now, just because you ask for something to be in your lease does not mean you?ll get it.  However it cannot hurt to ask; you may just be surprised.  These last few years and for the next few years, vacant store fronts and other spaces are not exactly filling up so landlords are willing to give incentives to sign you up.  On the flip side, be prepared to give something on the backend such as a few additional months or a rent increase at a certain point in time.  The following items are always negotiable and many are NOT in most leases unless you ask for them specifically:

Rental Amount

Yes, this is always the first negotiable point when negotiating a space to open a coffee shop.  A landlord calculates the rent amount based on the square footage of the space.  Be careful what footage the landlord uses to figure the rent.   A common tool for them is to include common areas like the floor area on the outside of the door, or an elevator if you are in an office type building.  Try to get this out of your lease.  Generally they base the rent on a yearly rate such as $12.00 per sf.  (1000 sf would be $12 x 12 months = $12,000 per year, or $1000 per month).

Description of the Property

The lease should clearly describe the property under lease.   For instance, it should clarify whether bathrooms, common areas, kitchen area, a parking lot, etc is included in the lease.

Signage

Be certain that the lease agreement does not prohibit putting up signs that are visible from the street, or certain types of signs on the building itself.   If you cannot put up a large enough sign for cars driving by to see, then this spot may not be a prime location and you may want to just pass.

Use Clause

Be sure you can open and operate a coffee shop there.  Then again, your landlord should have already qualified your business type prior to getting to the lease negotiation.  If you plan to sell coffee beans you are roasting on premises, be sure you can actually roast them there.  If you plan to rent a 1st floor space and there are other units or apartments above you, be sure you check with the city about use of open flames or proper venting for your roaster.  You may be required to run the venting through the upper units and box it in rather than up the outside of the building.

Exclusives or Write Outs

This means that no other tenants in the plaza now, or future tenants (as long as you are a tenant) will be allowed to sell coffee beans, brewed coffee, tea, smoothies and anything else you make your living from, as long as it is in your lease.

Free Rent (Rental Abatement)

Try to get as many months of free rent as possible.  However, you usually have to ask for it.  All the landlord can say is ???no?.  Then you have to decide if you can do without.  That depends on how good the location is and what you have to have done to make it functional for your coffee shop.  You should also ask for the free rent to begin AFTER the construction has completed on your unit and you are officially occupying it or when you actually open for business.

Personal Guarantee

In most cases, you will not get around a personal guarantee especially since you are just opening a coffee shop.  This means that if you are late on your rent or you leave before your lease is completed, it can be held against you personally, even if the lease is in the business name.  I advise to put a personal guarantee on the first year only if possible, maybe 2.  This can be written into the lease that after 1 or 2 years, your corporation is responsible from that point on, not you anymore. This will give you time to show you are responsible.

Lease Term

Standard can be anywhere from 1-5 years.  I always ask for 3 years for a new business, with four 5 year renewal options (discussed below).  The reason I ask for 3 years is that is the maturity point.  You should know if your business is profitable enough to stick around for more time once you hit the 3 year mark.  After starting a coffee shop business it should be just becoming profitable at year three.

Renewal Options

Standard to ask for is ONE five year option.  Most leases do not even offer renewal options automatically.  You should ask for at least one five year option to renew.  If this location is prime (which it should be), you should ask for at least 4 five year options.  This gives you the option to renew the lease for five years, four consecutive times in a row, giving you a term there for at least 25 years.  That can mean a permanent spot for your business!

Improvements

This should be a ???gimme? but be sure it is spelled out how you are redecorating the space when starting a coffee shop.  This is more than hanging pictures; I am talking about putting up walls, taking them down, adding a drive thru window, etc or anything else major.  Be sure whoever is responsible for the payment of such is also spelled out so there are no questions later.   You also may be responsible for returning the unit to its original condition at the end of your lease.  Watch out for this!

Option to Sublet Premises

You should be able to do this as most leases allow it, but be sure it is in yours should you want to vacate early and have someone that wants to sublet from you for the remainder of the lease term.

Option for Assignment/Transfer of Lease/Assumption

This is harder to get.  A landlord wants as MUCH time on the lease as possible by one tenant, so they would rather re-lease your space to a new person than to just transfer it, or let someone assume it.  This comes in handy however, if you should sell your business.  One of the main components of business worth is the time remaining on the lease.  It can help or hinder a business but in most cases, it is an asset so a lease assumption clause is essential.

Outline of Landlord Responsibilities

Most leases state this already but be sure you get particulars as to what you are responsible for and what your landlord is responsible for.  The most common type of commercial lease is the triple net (NNN).  That means that not only are you responsible for paying the property taxes, you are pretty much responsible for all repairs of equipment like air conditioning units, heaters, water heaters, etc.  Not too bad a deal if your building is new or just a few years old.  However if you are going to lease an older building with marginal or old equipment then you need to come to some agreement on who is responsible for what, when and where.  If you are just starting a coffee shop business, this can add to your start-up reserve capital so be careful.

Rental Increase

This really should be minimal.  Most landlords figure the yearly rental increase based on a certain percentage of some magic number like the consumer price index.  Try to negotiate with the landlord for a cap on the percentage increase in order to avoid unmanageable rental costs later on during the lease term.  2-4% is usually a standard to ask for and is, in my opinion a reasonable amount of an increase yearly.

Compliance with the Americans with Disabilities Act

The lease should determine who is responsible for making any necessary alterations to the property such as handicapped bathrooms or wheelchair ramps, and who must pay for these changes.  Most commercial spaces already comply with this act.  However, if the space has not been rented to a new tenant in many years, or if the previous tenant was not retail oriented then there may be a chance that the space needs to be modified.

These items are some great terms to get into your leases when starting a coffee shop business as they will greatly help you during your lease term.  If your prospective landlord will not budge on any of these items, than do not be afraid to walk.  There is always another possibility around the corner.

Lyoto Machida Earns KO and Shot at the Belt: UFC on FOX 4 Main Card Rundown

It's rare when every bout on a UFC main card is spectacular, but the stars aligned perfectly for UFC on FOX 4.? Mike Swick returned to knock someone's lights out, Joe Lauzon nailed another submission, Mauricio "Shogun" Rua and Brandon Vera had an absolute slobberknocker, and Lyoto Machida put Ryan Bader to sleep.? And at the end of it all, UFC president Dana White announced who of the four main card light-heavyweights had earned their shot at the belt.

  • In his first bout back after a lengthy hiatus, TUF 1 veteran Swick absorbed a world of hurt at the hands of DaMarques Johnson, and then delivered it right back ten-fold.? In the opening seconds, "Quick" plastered Johnson with a right hand ? his best weapon ? and though Johnson took it, the TUF 9 veteran wisely sought his fortunes on the ground.? There, Johnson was large and in charge, pounding on Swick from above and forcing him on the defensive.? Then came Round Two, which saw Swick catch a Johnson kick, throw him down, and land another crushing right square on Johnson's jaw.? Johnson was out cold.? The official time of the knockout was 1:20 of the second round.

  • Not to be outdone by Swick and Johnson's thriller of an opener, lightweights Lauzon and Jamie Varner went at it in a nonstop back-and-forth melee.? Utilizing his always-crisp boxing, former WEC champ Varner peppered the ace grappler with punches to the face and body, prompting Lauzon to constantly cover up.? But Varner lost steam with each passing minute, so the latter portions of the rounds had Lauzon finding back-control or mount and threatening with subs.? Varner changed things up in the third round by going for takedowns ? a ploy that provided Lauzon with the perfect opportunity to sweep him, out-scramble him, and eventually trap him in a triangle choke.? Varner tapped out at 2:44 of Round Three.

  • The biggest mistake you can make when fighting former light-heavyweight champ Machida is to take the bait on any one of the traps he lays.? Unfortunately, that's exactly what TUF winner Bader did.? Throughout the first round of their co-main event bout, Bader struggled to find an opening on the elusive karate man, while Machida established his range with kicks and waited patiently like a spider in a web.? In Round Two, Bader leaped forward looking to punch and he was stuck ? or, more accurately, struck.? It was a short right that did it, and Bader was unconscious.? The official time of the knockout was 1:32 of the second round.

  • Anyone who thought Vera was going to be a pushover for Shogun has to be eating a lot of crow right now, as the "Truth" took it to the Brazilian at every turn, and lasted deep into the fourth round against the legendary fighter.? Vera began the bout by planting a kick to Shogun's midsection, and from then on, it was clear that Vera was unafraid to stand and trade.? But the former PRIDE FC and UFC champ sought the takedown frequently, and when he was successful, he did his best to batter Vera from top position.? Did Shogun win rounds?? He did, but it was by no means a blow out, and whenever the action returned to the feet, Vera nailed him with elbows, punches, knees and kicks.? The end came at 4:09 in Round Four, in a sequence that had Shogun penetrating Vera's defenses with his fists and dropping the Truth against the cage, thereby giving him the victory via TKO.

Who was more impressive ? Machida or Shogun?? For his knockout of Bader, Dana White chose Machida, and now the "Dragon" gets the next crack at the UFC light-heavyweight belt.

Microsoft?s patent pressure pays off: $800M in fees from Samsung, HTC dwarf Q2 Windows Phone sales

Microsoft?s (MSFT) Windows Phone platform continues to struggle but its income from the smartphone industry is booming. How is this possible? Simple: patent royalties. Microsoft has a number of licensing deals in place with vendors that sell millions upon millions of Android smartphones each quarter, and those deals are paying off. According to estimates from analysts at Trefis, Microsoft?s patent royalties from Samsung (005930) and HTC (2498) alone totaled as much as $792 million in the second quarter, more than making up for the difficulties Windows Phone has had gaining traction. Trefis cites earlier reports in noting that HTC pays Microsoft $10 per Android device and Samsung, which sold as many as 52 million smartphones into distribution channels last quarter, reportedly pays between $12 and $13 per device. According to estimates from market research firm Canalys, just?5.1 million Windows Phones were shipped last quarter by all of Microsoft?s partners combined.
